Mistake #4 – Trusting Other People’s Facts and Figures

You’ve probably heard of the term due diligence. If you have been trying to get into real estate investing then you know how important due diligence is when you’re buying a property. Due diligence can mean the difference between a great deal on a property or getting suckered into investing in a property that will become an unending money pit for an investor. New real estate investors often make the mistake of thinking that because they have an attorney or a real estate broker working with them that they can rely on the figures and assessments from the other people involved in the deal and don’t need to do any due diligence on their own.

That mistake can quite literally cost you thousands or even hundreds of thousands of dollars. When you’re a real estate investor you can’t just be the person that signs the checks. You need to check out every aspect of the investment proposal and perform due diligence on the property yourself. After all, it’s your money on the line. If you’re not sure what you need to do in order to check out all the different parts of the investment deal then get someone to help you but ultimately go over each part of the deal and the property itself with a fine tooth comb.

At this point you might be thinking that real estate investing is going to be a lot more work than you thought. Don’t be fooled into thinking that real estate investing is easy because it isn’t. You need to take responsibility for your investment because you are the one that will be left holding the bag if you take on a bad investment. It’s important to have people working with you that you trust and you should rely on them for advice and you should use their expertise to help you make decisions about whether or not a particular deal is a good investment but ultimately you should know as much about the investment deal and the property as you can to make sure you don’t get caught off guard and end up losing a lot of money.
